On June 4th, 2025, The North York Community Council convened to consider item NY24.2 which was centered around the approval of a zoning amendment application in Downsview’s Arbo District (formerly known as William Baker) at 1350 Sheppard Avenue West.

Deputations from local residents and grassroots organizations highlighted ongoing frustrations with Canada Lands Company due to concerns with traffic congestion, last minute development changes, lack of acknowledgement around the proposed “Seniors Village” as well as an overall lack of transparency in their community engagement process. Canada Lands Company’s David Anselmi made a commitment to engage with local residents/community groups more to ensure that their voices are heard and enhance CLC’s overall consultative process in an effort to make it more accessible (i.e. multiple channels, regular newsletters using plain language, etc.).

The item will be considered by City Council on June 25, 26 and 27, 2025.
